Before advancing any money, have an independent lawyer examine the seller's title chain, typically the last 30 years of ownership records, along with khatauni or municipal records as applicable. Confirm the property is free of loans and litigation. This one step prevents almost every horror story in local real estate.
Once terms are final, an agreement to sell records the price, payment schedule, possession date and penalty clauses. Pay the token against this signed agreement, never against a verbal promise, and keep all payments traceable through bank transfer or cheque.
In Uttar Pradesh, stamp duty is generally around 7% of the property value for male buyers, with a concession for women buyers on a portion of the value, plus 1% registration fee. Duty is calculated on the higher of your deal value or the government circle rate for that locality. Budget these costs from day one; they are paid before registration, not after.
