In most Indian cities vastu is a preference. In Varanasi it is a market force. Facing and vastu measurably affect demand, price and resale speed here, whether or not you personally follow them. This guide explains what actually moves the market, so you can decide with open eyes.
East-facing plots and homes enjoy the deepest demand in Varanasi, followed by north and north-east facings. The buyer pool for these orientations is simply larger, which means faster resale and firmer pricing. West and south facings are not inferior land, but their buyer pool is thinner, and sellers of such properties compete on price.
You do not need to follow vastu to respect its market effect. A north-east corner plot on a wide road in an approved layout is liquid inventory: it will always find a buyer. If you buy a south-facing or irregular plot, do it knowingly and at a discount that compensates for the smaller future buyer pool. Our plot localities guide pairs well with this when shortlisting.
No orientation rescues a plot with a defective title, an unapproved layout or a disputed access road. Run the 12-point verification checklist first; choose the facing second. A perfect east-facing entrance to a legal problem is still a legal problem.
Visit the plot in the morning to see the light the east face actually receives; a tall structure across the road can cancel the advantage on the ground while the premium remains on paper. In flats, "east-facing" should mean the main entrance or the living areas, so ask which. And when two options are equal, choose the better road width over the better facing; the market pays for both, but infrastructure appreciates faster than orientation.
