Leasing Office, Shop or Warehouse Space in Varanasi: A Tenant's Guide

Whether you're opening a clinic in Sigra, a showroom in Cantt or a distribution shed on NH-19, commercial leasing in Varanasi follows unwritten local norms that first-time tenants discover too late. This guide puts those norms in writing.

How commercial rent is actually quoted

Almost all serious commercial space in Varanasi is quoted as monthly rent per square foot. Your monthly outgo is simply rate × area, but the two numbers hide the real questions. On rate: is it on carpet area (what you use) or super area (what you pay for)? A lower rate on super area can cost more than a higher rate on carpet. On area: for shops and showrooms, frontage is worth more than depth, 850 sq.ft with 20 ft of high-street frontage will outperform 1,200 sq.ft hidden behind a staircase.

Deposits, lock-ins and escalation, the local norms

• Security deposit: typically several months' rent for offices and shops, and higher for warehouses and long fit-out spaces. It should be documented, refundable, and its deduction conditions written into the agreement.
• Lock-in period: the months during which neither side can exit. Landlords of fitted spaces want longer lock-ins; negotiate it against how much of your own money you're putting into the fit-out.
• Escalation: annual or block escalation on rent is standard. Insist that the percentage and the anniversary date are explicit, "as mutually decided later" is where disputes are born.
• Registration: longer leases should be registered, not just notarised. It costs money upfront and saves the business in any dispute.

The costs tenants forget to budget

Rent is rarely the whole bill. Depending on the property, plan for electricity load enhancement and a commercial meter, power backup charges, maintenance or CAM in managed buildings, signage permissions, fire-safety compliance for larger floors, and your own fit-out. For warehouses, check floor strength, clear height, dock access and truck turning space before negotiating rent, a cheap shed your vehicles can't service is expensive.

Matching corridor to business

Sigra, Mahmoorganj and Cantt carry the city's office and high-street retail demand, highest visibility, highest rates. The Lanka-BHU belt suits clinics, coaching and student-facing retail. The NH-19 and Ring Road corridors are the logistics belt, where warehouse supply is genuinely modern. Emerging residential corridors like Sunderpur, Pandeypur and Shivpur reward neighbourhood retail that arrives before the crowd.

The pre-signing checklist

• Confirm the landlord's ownership and their right to lease (title or authority documents, not verbal assurance).
• Verify the property's sanctioned use permits your business, running commercial activity from purely residential premises invites trouble.
• Measure the space independently; agree in writing whether rent is on carpet or super area.
• Get every financial term, rent, deposit, escalation, lock-in, notice period, maintenance, who pays which repairs, into the written agreement.
• Photograph the condition of the premises on handover day and attach it to the agreement.
• For anything long-term or high fit-out, have a lawyer read the draft. One reading costs less than one clause.
